In general the Maury County side is more rural with lower average incomes and more affordable homes, while the Williamson County side is more developed with higher average incomes and slightly more expensive homes. Condos for Sale Spring Hill TN - What to ExpectNewport Valley CondosThe Newport Valley condos are located towards the back of the Newport Subdivision. If you take Buckner Rd to Hwy 31 to I-840, then I-65 is about 7 miles away. These condos were built by John Maher builders, a very well-respected builder in the area. I feel like they have some character and are well-situated on their own street away from busy roads, making them great, low-cost spring hill condos for sale. Since the beginning of the development, the average sales price is $133,613 with a low of $106,000 and a high of $156,900. Considering all units the average square feet is 1,185, giving a historical average price per square foot of about $113. The units have taken about 54 days to sell on average; of course, the market is still slow. Since the new Spring Hill city property tax, the average tax per square foot is around $0.93. All the units have either 2 beds, 2 full baths, and 1 half bath, or 2 beds, 1 full, and 1 half, and they were built between 2003 and 2007. The schools for Newport are Heritage Elementary, Heritage Middle, and Independence High. The HOA fee is $88/month, which includes exterior maintenance and maintenance on the pool/tennis courts. As I mentioned above these units have some curb-side character due to alternating vinyl/brick exteriors. All the units are 2 stories. There seems to be some confusion whether renting is permitted, so you should be sure to check if it's important to you. If you take Hwy 31 south, I-840 east, then I-65 is about 3 miles away. Tollgate is the nicest, most expensive development of condos for sale in Spring Hill. Tollgate Village is unique in its attempt to create a small town feel. They have a fitness center, large pool with club house, fitness trails, dog park, an amphitheater for outdoor movies, volleyball, basketball, tennis, full kitchen and facilities for parties, various social events, and even planned retail, grocery stores, and doctor's offices within the neighborhood. I know the neighborhood was stalled a little by the slow economy. I believe the pool/club/fitness center and medical pavilion are complete, but I don't think the retail/grocery has been built yet. Most importantly in my opinion, Tollgate is within walking distance from Independence High School and will about a mile away from the new Mars Corporation Headquarters. If you have a child in high school and work at Mars, you could live in one of the Tollgate condos for sale here in Spring Hill, have your child walk to school, and have less than a minute commute to work. So far, the average sales price has been $197,132 with a low of $129,990 and a high of $309,990. The average square footage for the neighborhood is 1,664, low of 1,305 and high of 2,516. All together the average price per square foot has been $118.51, and the average annual property tax per square foot has been $0.74 per square foot. The average days on market has been 56. Most units have 2 bedrooms and 2 full baths; however, some units have up to 3 bedrooms, 3 full baths, and 2 half baths. The units were built between 2008 and 2009 with a mix of 1 and 2 story condos. The exterior is either apartment style flats or alternating vinyl and brick condos. All the units come with parking space, and I believe some units have garages that the original owner bought as an upgrade. The schools are Winstead Elementary, Heritage Middle, and Independence High. Here's the killer, the association fees are $395 per month, but include water, sewer, trash, cable, internet, exterior maintenance, and use of pool/clubhouse/etc. As far as I can tell, the only separate would be electric and a renter's style insurance for interior of home. The development claims to not have pet restrictions, but I would be sure to check, especially on the flats. They also claim that renting is allowed, but I would also check on that because many developments allow renting up to a certain percentage of total homes. Canterbury CondosCanterbury is located on the east side of Hwy 31 on the north side of Critz lane.Only a few of these units were built. I'm not sure if the builder went under or just abandoned the neighborhood, but there are a lot of empty lots. Cherry Glen CondosThe Cherry Glen condos are east of Hwy 31 on the south side of Buckner Rd. If you take Buckner Rd to Hwy 31 to I-840 E, then I-65 is about 6.3 miles away. Most condos in Spring Hill are mixed with free standing homes; Cherry Glen is one of the few developments in spring hill, tennessee with only condos for sale. The condos are all brick, which I like, but they're very cookie-cutter and plain. The whole development is a straight road with identical plain, brick buildings on either side. On the other hand, there should be very little traffic. Since the beginning of the development, the average sales price has been $127,010 with a low of $92,000 and a high of $167,650, and the average square feet is 1,182 with a low of 1,037 and a high of 1,570. In total, the avg price/square foot has been $108.40, and the average property tax has been $0.74/square foot, although I don't believe this figure takes recent Spring Hill city property tax increases into account. Historically, the average days on market has been 98. Most of the condos have 2 bedrooms with 2 full baths, although some have 2 bedrooms, 1 full and 1 half baths and a very few have 3 bedrooms with 2 full baths. These condos were built between 2002 and 2005 with mostly 2 stories and a few 1 story units. Most of the parking is unassigned parking spaces; however, some of the units have garages. The schools are Heritage Elementary, Heritage Middle, and Independence High. The HOA fee is $95/month covering exterior and grounds maintenance.
