Spring Hill TN Homes for Sale - Chapmans Retreat SubdivisionChapmans Retreat is located across the street from Chapmans Crossing, on the south side of Duplex Rd less than a mile before duplex crosses the interstate. If you use the back entrance and cut through the Haynes Crossing neighborhood to get to Port Royal south to Saturn Pkwy east, then I-65 is about 3 miles away. Opinion on Homes for SaleThese are some of my favorite spring hill tn homes for sale. The homes were built by several different builders, so the neighborhood has a lot of character and avoids the cookie-cutter look of some homes for sale in spring hill tn. I'm particularly enamored with the Southern Accent homes that look like this: ![]() The subdivision is right next to Chapmans Retreat elementary school; the school is within walking distance from some parts of the neighborhood. In addition, the neighborhood has 2 playgrounds and 3 pools! It's like every couple of streets has their own pool. On the down side, it seems like there are a lot of foreclosed homes for sale in the neighborhood, particularly on the lower priced (still above Spring Hill averages) homes. Several years ago, these homes for sale were spring hill tn's fastest sellers, and based on the time since more of the homes were built, I theorize that the builders in this neighborhood working in connection with lenders were more aggressive in getting people approved. As a result, this neighborhood seems to have a higher than average rate of foreclosure. I don't see any flaws in the homes or neighborhood itself. You could come in and get a bargain, but you need to be able to ride out the bad market before selling. Home Sales DataDuring the time period of 10/01/09 to 10/01/11, the average sales price was $180,533 with a low of $121,000 and a high of $229,900. The average square footage is around 2,175, giving an avg price per square foot of around $83.89, and the average property tax per square foot has been around $0.63. The days on market for this period is about 87. Neighborhood and School InfoThese spring hill, tn homes were built between 2002 and 2007. Most have 3 bedrooms and 2 full baths; however, there are multiple 4 bedroom and even a handful of 5 bedroom homes. The neighborhood also has a nice mix of 2 and 1.5 (only bonus room up) story homes. Almost all the homes are brick front with vinyl sides. The most recent HOA fee looks like $39/month, including maintenance and the pools and playgrounds. The schools are Chapmans Retreat elementary, Spring Station middle, Summit High (grades 9, 10), and Independence High (grades 11, 12). Chapmans Crossing Homes – Location in Spring HillChapmans Crossing Residential Homes are located on the north side of Duplex Rd just before the road crosses over I-65 (no on-ramp). If you take Duplex Rd west and cut through the Burtonwood subdivision to Port Royal Rd to west on Saturn Pkwy, then I-65 is about 3.9 miles away. Opinion on Homes for SaleThese homes are on the opposite side of the street of and not to be confused with Chapmans Retreat. These spring hill tn homes for sale were built by Ole South builders, who I've found to have good craftsmanship and be easy to work with. The neighborhood is nice and secluded, with trees surrounding the subdivision except for the entrance. It's also very close to Chapmans Retreat elementary school and The Children's Academy daycare. My only issues with the neighborhood is that they didn't bother to keep any mature trees within the neighborhood, and the homes, particularly on Fiona way, back up to the interstate. If you are considering a home on this street, you would definitely want to visit during rush hour to see how loud the traffic is. Home Sales DataBetween 10/01/09 and 10/01/11, the sales prices have averaged $198,067 with a low of $150,000 and high of $275,000, and the average square footage is the neighborhood is around 2,188, giving an average price per square foot of $90.4. The average property tax per square foot has been $0.68, and during this time, the community has had an average days on market of 112. Of course, the days on market figure can easily be skewed by someone who doesn't have to sell leaving their home on the market forever, but they would eventually have to get it sold for it to factor in. Neighborhood and School InfoThe homes in this neighborhood were built between '05 and '10. Since the same builder built all the homes, they have cohesive style of almost all brick fronts with vinyl trim, and some of the homes have four sides brick, which is hard to find in Spring Hill. Most of the homes are two stories with some 1 story options. The neighborhood does not have a pool, and the HOA fee is $15/month. The schools are Chapmans Retreat elementary, Spring Station Middle, Summit High (grades 9 & 10), Independence High (grades 11 & 12). Summit High just opened, so all high school grades from this subdivision will probably go there in the next couple of years. | |||||
