Spring Hill TN Homes for Sale:

If you're not familiar with spring hill tn real estate, the most important thing to understand is that Spring Hill is divided in half by the Williamson/Maury County line, with Willliamson to the north and Maury to the south. Real estate on the Williamson side of Spring Hill is approximately 5% to 10% more than on the Maury side, even though the slow market seems to have brought them closer together.

Real Estate in Spring Hill on the Williamson side is usually considered more desirable real estate, mainly due to the schools. Williamson county is more affluent on average than Maury county, which is reflected in the amount they can spend on schools. For example, the Williamson side of spring hill (including Thompsons Station) has 5 elementary schools, while the Maury side has 2. They both have 2 middle schools, but the Williamson side of Spring Hill now has 2 high schools to Maury's 1.

Besides schools (and possibly real estate resale value due to schools), Maury County might be a better choice. It's nearly impossible get above a 0.3 acre lot on the Williamson side. Since the land is so valuable, builders on the Williamson side have tended to put the houses closer together, while builders on the Maury side have had a little more leeway to space their homes out.

Hwy 31 south at about 5pm is a parking lot. If you buy real estate in Spring Hill TN on the north side of the city, you'll probably want to take I-840 to Lewisburg Pike south to left on Thompsons Station Rd to left on Buckner Ln to left on Buckner Rd. Of course, Saturn pkwy is a much broader exit feeding spring hills residential real estate on the south side of Williamson county and the Maury County side. It's definitely something to consider before purchasing.

Many people are surprised to find how difficult it is to find a home with a basement. Most Spring Hill TN real estate has bedrock so close to the surface that blasting is required to dig a basement, raising the cost of a basement exponentially; however, a house with a basement will come on the market from time to time.

Speaking of bedrock, its important for families to know that real estate in middle Tennessee has one of the highest concentrations of radon bedrock in the country, and radon bedrock is the second leading cause of lung cancer.

Radon causes problems for real estate owners when particles from the bedrock get in the air becoming under the house and then inside the house. The test for radon isnt expensive, and fixing the issue is relatively inexpensive too. You just have to know to look for it. The fix for radon is to have fans and duct work put in place to ventilate the crawl space. In fact, some builders in this area are putting the duct work in place during construction, so a fan can be put in later on if necessary.

It's best to add a radon inspection contingency to real estate offers in spring hill; if you do, then the seller will most likely have to pay for the test and for the mitigation if necessary, which usually runs between $800 and $2,000.
