I’ve taken averages from the closings of 10 buyers and 10 sellers. These estimates should give you a good idea of what the closing costs will be for you.
The biggest closing costs for the seller are the agent/marketing fees. These usually run around 6% but are negotiable. The sellers must be prepared for the buyers to ask for some of their closing costs to be paid. Any amount paid for the buyers basically becomes a closing cost for the sellers.
It’s customary for the buyers to pay for title insurance on the Maury side of Spring Hill and for the sellers to pay it on the Williamson side. You’ll notice that buyers closing costs are about .5% higher on average on the Maury side.
Here are the averages from my past closings:
| Buyer | |
| Williamson | |
| Avg Closing Costs per Square Foot: | $2.95 |
| Avg Closing Costs as % of Purchase Amount: | 3.08% |
| Maury | |
| Avg Closing Costs per Square Foot: | $3.56 |
| Avg Closing Costs as % of Purchase Amount: | 3.69% |
| Seller | |
| Williamson | |
| Avg Closing Costs per Square Foot: | $6.18 |
| Avg Closing Costs as % of Purchase Amount: | 6.48% |
| Maury | |
| Avg Closing Costs per Square Foot: | $6.35 |
| Avg Closing Costs as % of Purchase Amount: | 6.57% |
If a seller on the Williamson County side of Spring Hill has a 1200 square foot home, then he can roughly expect closing costs to be: (1200 x 6.18) = $7,416.
If a buyer on the Maury County side of Spring Hill wants to buy a house that’s listed at $145,000, she can roughly expect closing costs to be ($145,000 x 3.69%) = $5,351.
