If you read through the rest of this site, you’ll notice that we don’t talk much about ourselves; in fact, the whole site is dedicated to providing information to help you make the best possible decision in your new home search.

However, I would like to take this opportunity to encourage you to work with a good spring hill tn Realtor for the following reasons:

  • In a 2009 National Association of Realtors survey, 88% of buyers say they would “probably” or “definitely” use their agent again. Obviously, most buyer are very happy with the service they receive.
  • In the same survey, 77% of all buyers used a real estate agent. Due to the ever-increasing complexities of real estate and financing, most buyers decide to use a Realtor.
  • Most people who aren’t in the business don’t realize how strict our rules and regulations are. For example:
    • We could face court action if we don’t put our clients interests above everyone else including ourselves.
      We’re required to tell our clients everything we know that might affect their decision.
    • As Realtors, we’re even required to disclose, things a reasonably competent agent should know; in other words, we’re are required to find out and disclosure everything we should know.
    • We’re required to disclose our agency relationship to everyone involved in the transaction. For example, a Realtor can’t act like he’s working for you, and then act the same way toward someone else in the transaction.

In addition to knowledge of the real estate process, a local Spring Hill, TN Realtor can give you insight that you won’t find anywhere else. For example,

  • Its common knowledge to people who live in Spring Hill, but you may not know that Buckner Rd, the main road through Haynes Crossing, is a high traffic, cut-through. If you have small kids, you could make an offer on a home and be locked in before realizing that you’re not really comfortable with the traffic.
  • Wyngate estates, one of my favorite neighborhoods in Spring Hill, has an entrance/exit onto Duplex Rd that’s horrendous. In addition to the fast traffic, one direction is a hill and only has about 50 feet visibility, so you always feel like you’re going to get run over. If you go by at the right time of day, you’ll see cars backed up, making the leap-of-faith one at a time trying to get out of the neighborhood. There’s another exit on the north side of the neighborhood, but if I worked to the south, that intersection might be a deal-breaker.
  • Finally, even though not an expect in these issues, a good Realtor will be familiar with mold, termites, radon, water damage, lead-based paint, septic issues, codes issues, etc. and will be able to help you avoid any snags along the way.

Spring Hill TN Houses

When searching through spring hill tn houses, you might like to know that several neighborhoods are within walking distance of local elementary schools. It’s easy to be so focused on price, the feel of the house, and on bedrooms, baths, garage that we lose focus of less obvious benefits; imagine never missing the bus and being able to get some exercise every morning when you walk your kids to school. Furthermore, imagine sending your older kids out the door to school, knowing they hardly have to leave the neighborhood. I don’t want you to find a house in spring hill, then hear about some families who walk their kids to school, and wish you would have considered such a development.

Most houses in Wakefield are within walking distance of Longview Elem; however, only a handful of houses are a short walk to the school because the development is more deep than it is wide. The main rd is a relatively straight shot to the back of the neighborhood and the school, so if you find a house toward the back of the neighborhood or close to the main rd, you’ll have a shorter walk.

Houses in spring hill tn in Augusta place are very close to Allendale. All the backyards toward the back of the smaller neighborhood backup to the school, and since the neighborhood is wide but not very deep, all the houses are close. In my estimation, all the houses are within walking distance, but those in the furthest corner are probably a little over a mile round-trip.

Chapmans Retreat houses and townhomes are close to Chapmans Retreat elementary school. The townhomes are very close, but since its a big neighborhood, only a small porion of the houses are within walking distance to the school. The large field toward the southeast corner of the neighborhood adds to the walk, making it a less practical. The way to get to the elementary school from the neighborhood is somewhat hidden, but there’s a trail toward the southeast corner of the neighborhood that cuts through the tree line.

Many spring hill tn houses in the Meadowbrook subdivision are within walking distance from Wright Elementary school. Unlike Wakefield, and to a lesser degree Augusta Place and Chapmans Retreat, Meadowbrook is a very low traffic subdivision. Wakefield forms the only entrance to both Longview elementary and the large Longview Rec Center; Augusta Place forms one of the main entrances to Allendale Elementary; and Chapmans Retreat can be used as a cut-through to get to other houses and the interstate. Meadowbrook, however, is close to the school but isn’t used as any sort of cut-through. On the other hand, of the subdivisions mentioned, Meadowbrook is the only one in Maury County, usually considered less desirable as far as schools go.

Houses for Sale in Spring Hill Tennessee – High Schools

As far as high schools go, houses the Wades Grove are pretty close to Summit, the new high school. The back section of Wades Grove is a neat area. Once you go through the front section of the neighborhood, you’ll go through a small clearing in the trees to reach the back section which is completely surrounded by forest. If you travel even further back, then you’ll reach a back road that connects to a side-entrance to the high school. In other words, if you decide on a house for sale in the back section of Wades Grove, you’ll have your own private road to the high school. Imagine being able to put your teenage on a bike to school instead of the bus, knowing that they don’t have to cross any main roads or deal with much traffic.

On the other hand, some houses in spring hill tennessee in Tollgate Village are about a stones throw from Independence High school, the other Williamson County high school in Spring Hill. If you’re set on Independence High school then Tollgate might be the way to go because traffic at Independence can be pretty heavy in the morning. If your kids play sports, imagine no more late nights of picking them up because they can just walk home, or you’ll feel more comfortable letting them make the very short drive.

Houses for Sale in Springhill Tennessee – Longview Rec Center

In addition to being close to the elementary school, Wakefield houses are close to Longview Rec Center that has a big pool, basket ball courts, game room, and exercise equipment. By the way, Tollgate, mentioned above, has it’s own private rec center. If you’re an exercise fanatic and live in Wakefield, you could ride your bike to the rec center, lift weights, play some basket ball, and then ride home, or during the summer, you and the kids could walk down to the rec center, spend the day at the pool, and dry off as you walk home.

Houses for Sale in Springhill Tennessee – Miscellaneous Features

The Tanyard Springs houses in Spring Hill are within walking distance of a Starbucks, pet store, and a pizza place. If you work from home and love coffee, then you probably shouldn’t live here because your Starbucks bill will be through the roof. Of course, this could be a benefit or drawback, depending on whether you like being close to commercial property.

Tollgate Village is somewhat of an oddity in Spring Hill/Thompsons Station. It’s the city’s first master planned community, meaning that besides homes and townhomes the community will include retail and small office space. In addition, to the community’s very nice pool, clubhouse, fitness center, and man-made lake, the community also features a two story, 45,000 square foot medical building. Unfortunately, the faltering economy brought development of the community to a near stand-still; however, in very recent news, Williamson Medical Center has apparently purchased the previously vacant Medical Pavilion. The land planned for retail space is still largely undeveloped.

Spring Hill Churches – Evening Church


My wife and I have been attending the coolest little church in Spring Hill. The most interesting part about it is that they meet at 5:30 Sunday evening as their main service.


Can I get an Amen from all the night owls (non-early birds) out there??


During the evening service they offer children’s classes up through, I believe, 6th grade. The older kids attend the service.


It’s mostly a younger church. I would guess the average age is around 30, even though there’s a great diversity. They’re Baptist, but defy a lot of the classic worship conventions. For example, the band uses guitar and drums with a good mix of high and down tempo songs, so its modern but not too loud and overly-enthusiastic. They also encourage people to sit or stand during worship in whatever way they’re moved.

Spring Hill High School – Attendance PolicySpring Hill High School – Attendance Policy



Spring Hill High School’s attendance policy is based directly on Maury County’s policy. The policy is fairly strict.


Students are only allowed to be absent for personal or family member illness, death in the immediate family (3 day max), extreme weather, religious observances (5 day max), or emergencies (at the principal’s discretion). The school even goes so far as to define immediate family member as: “spouse, children, parents, grandparents, brothers, sisters, mother-in-law, father-in-law, daughter-in-law, son-in-law, brother-in-law, and sister-in-law.” Defining immediate family and setting a maximum on absences seems harsh but must result from abuses to the system.


As opposed to Independence High School’s 5 allowed absences, Spring Hill does not allow pre-planned absences for family trips, etc.


When a student returns to school, they must bring a note signed by their parent or guardian explaining their absence. If the absence was due to a doctor or dentist appointment, faxed notes will not be accepted, and the note must include the name of the physician and the time of the appointment. The school may call to confirm.


Similar to Independence High School, if a student misses 10 consecutive days or 15 total days during a semester, they will lose their eligibility to get a driver’s permit and/or license. For further explanation, see my post: How Tennessee Driver’s License Laws Work.

On a side note, here’s an interested except from the attendance policy:


“Mass exodus, early dismissal or late arrival of all students or any segment of students shall not be permitted for any reason except for emergencies, such as inclement weather or other unavoidable situations, unless instruction time is made up in full.”


With the advent of Facebook and Twitter and with so many people carrying internet-capable phones, it’s now easy for massive groups of people to quickly organize large gatherings or departures. Instead of meet-ups, these large, random gatherings are called “Tweatups”. I believe the excerpt above refers to something like tweatups where students are organizing mass tardiness or skipping. I thought you would like to be aware of this phenomenon.

Similar to Williamson County’s ParentConnection, Maury County has online access to students’ info called “Parent Portal”.


Parent Portal provides access to your child’s attendance, schedule, grades, and discipline. The grades portion refers to end of the term grades; however, in the schedule section, you can click on “assignments” to see day-to-day grades. I’m certain the assignments section will have some lag time depending on the teacher’s workload and how quickly they can enter grades into the computer.


Parent Portal even goes one step further than ParentConnection and gives parents access to a student’s disciplinary info. Why shouldn’t parents know about their child’s discipline problems?


As I mentioned in an earlier post, I think these programs are just great. We don’t have our own kids yet, but if we did, I would certainly be checking my child’s info on a regular basis. In the past, parents and teachers seemed to have a closer relationship, making it difficult for students to get off track; nowadays, it’s hard to imagine a teacher calling home to chit-chat with parents, leaving parents in the dark.


Along with Parent Portal and ParentConnection, I would like to see a social networking type interface so that parents and teachers can stay in touch. In fact, it would be easy to set-up facebook groups for each class. Perhaps, as time passes, the very technology that isolated us from each other will bring us back together in online, and then offline, communities.


In order to get access to Parent Portal, you must contact the school to get a username and password. Then, to get on the site, go to http://www.mauryk12.org/ where you’ll see “Parent Portal” in red letters in about the middle of the page.

The Spring Hill High School dress code seems tough and covers a wide range of issues. Here are some of the most interesting details:

Acceptable Attire in Maury County Schools

  • Pants, shorts, Capri pants, skirts, skorts, jeans, or jumpers in the colors of navy blue, black or any shade of khaki.

  • Shirts with short or long sleeves and a collar (polo, dress-style with buttons, or turtle neck), in the solid colors of white or navy blue.

  • All shirts should be properly buttoned and tucked inside of pants, shorts, skorts, or skirts.

  • Individual school may designate up to four additional colors for acceptable styles of shirts. SHHS’s four additional solid colors are Maroon (school color), Black, Heather Gray, and Khaki Tan.


If I’m reading this section correctly, all students must wear a white, navy blue, maroon, black, heather gray, or khaki collared shirt; they must wear navy blue, black, khaki, maroon, or heather gray bottoms; and, their shirt must be tucked in at all times. On the other hand, they allow jeans, shorts, and skirts.


I don’t know what your opinion is, but I would like to see a stricter policy. My thought is that it hard to think of yourself as a “thug” or “gangster” when you’re dressed nicely. Please comment below, and let me know your thoughts.


Here are few more notable items:


  • Full-length pants, cropped pants, and straight-legged capri pants are permitted. Pants, capri pants, and shorts must be dress style or casual-dress style (e.g., Dockers®). Jeans and/or pants must be straight-leg or boot cut. 

  • Pants, shorts, skirts, and skorts with elastic waistbands must be worn at the waist and do not require a belt. All other pants, shorts, skirts, and skorts must be worn at the waist, and those with belt loops must be worn with a belt.

  • T-shirts with or without sleeves must be worn as undergarments. They must be solid white, navy blue, maroon (school color), black, heather gray, and khaki tan and may not display any writing, picture or images.

  • Cargo” shorts or pants, or hooded garments are not permissible. This restriction does not apply to after-school activities such as athletic events.

  • Hats, bandanas, hood worn on head, sweatbands, curlers, rollers, gloves, and sunglasses will not be permitted except for medical reasons.

  • Extreme facial makeup that is disruptive to the educational environment will not be allowed.

Rather than an online map, Maury County provides an online tool to find your bus stops and time based on your address. To use the tool:

1) Go to http://96.4.42.5/edulog/webquery/

2) Type in the number and street name of your address, for example “445 White Oak Trl”.

3) To the right, middle of the page, select your child’s grade.

4) Click “Go”

5) Finally, the trickiest step, you must click on the three digit number underneath “school code” in order to actually see the bus stop intersection and time.

* This is only an estimate. On the school’s webpage, there’s a list of teachers, so I simply counted all the teachers. Student/Teacher Ratio doesn’t seem to be reported anywhere, which is quite irritating to me, since I’m certain that my clients will want this figure. Of course, not reporting this ratio makes sense because it can whip parents up into a frenzy of demanding new schools.


** No Child Left Behind measures the % of students who are below the standard, so it’s good to have a lower number.
